ABSTRACT
The author warns that the crisis affecting the real estate investment environment in the U.S. is about to get much worse. He notes that the first phase of the credit bubble was in residential real estate and its lending, and is now spreading into commercial real estate. He asserts that investors should accomplish two primary tasks, one is to sell the bottom of their real estate portfolio to fund new acquisitions of apartments at higher cap rates, and to improve the cash flows of their remaining properties to offset increases in market cap rates.
